Our step by step guide to selling your property
Step 1: Accurate Market Appraisal

Step 2: Choosing an Estate Agent
When choosing an agent consider which company is the most likely to manage your service expectations and deliver the best chance of selling for the maximum price. So if you’re looking for a professional, experienced dynamic estate agent, you’ve just found us!
You should be aware that if your property is new to the market government legislation dictates that you must have an EPC (if applicable).
Step 3: If you're looking to buy
Register your details and receive automatic email updates of all the latest property to come on the market with us.
Arrange an appointment with a Mortgage Consultant from one of our offices who can offer you our Information Service, a helpful personalised guide on the cost of moving.
You can arrange a survey on the next property you agree to buy using our surveying service.
Step 4: Instruct a Property Conveyancer
It is advisable to instruct a Property Conveyancer at the same time as marketing your property. This will help to avoid delays and speed up the process for the collection of necessary documentation involved in transferring ownership of our property (known as conveyancing). Our conveyancing service can arrange all this for you conveniently and efficiently.
Step 5: Maximum exposure
When you instruct us to market your property you will automatically benefit from our instant marketing programme.
Step 6: Viewings
We will maximise viewing opportunities and arrange viewings for your property as conveniently as possible.
We provide a complimentary Accompanied Viewing Service and we endeavour to provide you with viewing feedback as soon as we can.
Step 7: Receiving an offer
When an offer is taken for your property we will notify you both verbally and in writing.
We will negotiate the best possible price for you and as part of our offer management process we will discuss the benefits of using our mortgage and conveyancing services to help you achieve a faster, more secure sale.
Step 8: Agreeing to Sell
Once you have accepted an offer we confirm the details in writing.
Your transaction now enters the Subject To Contract stage and our Conveyancing service will manage the process to a successful outcome.
Step 9: Exchange of Contracts
Most buyers require a mortgage, so once the mortgage offer has been confirmed the buyer is ready to exchange with the seller. The contracts will be signed by both parties and the deposit is either telegraphically transferred or paid in the form of a bankers draft by the buyer's solicitor.
Exchange of contracts occurs when all preliminary enquiries from the draft contract and local search queries have been agreed. A completion date is set at this stage and once the exchange of contracts has taken place then the sale becomes legally binding.
Step 10: Completion
The date set is often around two weeks after an exchange of contracts depending on the requirements of the buyer and seller.
The residual monies are transferred from the buyers solicitors to your solicitors account.
